Custom Housing – A home can be customized in many ways to meet the needs of the homeowner.  All floor plans can be flipped side to side or end to end to suit the landscape of a site.  Windows can be placed in strategic locations to accommodate views and doors can be moved if L&I requirements are met.  Some walls can be moved or a stretch can be added to the home in 16" increments to give more space pending engineering approval from the homebuilder.

A trained housing consultant will help you make these changes and in most cases, will be able to give a customer on-the-spot computer enhancements and printouts of the redesigned format.  We will help you to choose the following:

  • Roof Pitches 3:12, 4:12, 5:12 or 7:12
  • Roof Materials - Kind of Shingles or Metal Roof
  • Exterior Designs - Porches, Dormers or Type of Siding
  • Kitchen Designs & Style of Cabinetry
  • Counter Top Materials - Formica, Solid Surface or Granite
  • Appliance Packages and Color
  • Window Style and Sizes
  • Bathroom Fixtures - Variety of Tubs, Showers and Layouts
  • Flooring Choices

Land Home Packages – This refers to the complete process of selecting a home, a site, and obtaining all the cost of developing the land, normally referred to as "turn-key". We have professionals to complete all aspects of this process or as much or little as the homeowner requires.  Here is how it works:

  • Visit our sales center and choose a home with the features and floor plan that fit your needs.
  • Select a site for your new home; we can assist in finding a site if you don't already have one.
  • We have professional contractors to give estimates on site construction costs.
  • The home, land, and site development costs are packaged and sent to a lender along with a loan application and an earnest money purchase agreement for the home and land.
  • An appraisal is ordered by the lender once credit is approved.
  • The down payment or land equity is determined for your investment.
  • Building permits are obtained for the placement of the home.
  • The home order is placed through the builder with your choice of colors and options.
  • The home is installed on your site and set up per code requirements.
  • The warranty review and home orientation is provided by the manufacturer.
  • Keys are given to you, the new homeowner!  Welcome home!

Home Financing – We can provide you with a list of lenders who specialize in manufactured home loans. A professional loan officer of your choice can help you decide which financing program best fits your needs.

Home Construction – A bonded and licensed contractor will meet at the site to provide the homeowner with a complete estimate for any and all permits and site work required. This work must be done to the county minimal requirements or as elaborate as a customer desires. Most homeowners will need a number of these features listed, but not all. Here are a few of the most common construction features:

  • Clearing and Excavation of the Home Site
  • Foundation, Skirting, Stem Walls, Tie Downs, Earthquake Systems
  • Gutters, Downspouts, Infiltration Systems for Water Run-Off
  • Utilities such as Water, Power and Gas, brought in from the Road to the Site and Hooked Up to the Home. Sewer Hook-Up if Needed.
  • Meter Base for the Power
  • Septic Tank - Perk and Design if Needed and Installed
  • Well - Well House if Needed
  • Steps, Decks, and Walk-Ways
  • All Permits - Building Placement,Garage, Electrical, Septic, and Water
  • Garage, Shop, Shed, Carport
  • Retainer Walls or Landscaping
  • Removal or Demolishment of Older Home or Mobile Home
  • Plans and Specs for Government Loans
  • Site Plans

Accessories – Our homes are furnished to enable a homeowner to see how furniture can be arranged. All of our decor and furniture is for sale, ask your sales consultant for prices. Make your new house a home by including any of the following accessories:

  • Heat Pump or Air Conditioners
  • Wood Stoves or Fireplaces
  • Formal Dining Tables, Chairs and Hutches or Dinettes
  • Bedroom Furniture
